Find an Agent.

Prepare your Home.
Be sure to talk to an agent before making any updates to your home, they can advise you on the updates that will make a difference in your sale. Here is a quick list of items we always recommend:

- Clean up landscaping

- De-clutter your space

- Professional Measurement
Determine Pricing.
Understanding the impact pricing can have on your home sale is key. A major part of educating our buyers starts with helping them evaluate market conditions and their impact on list price.
We will assist you in determining fair market value for your home by completing a thorough review of your comps, discussing local market activity, and reviewing your home, in it’s current state, to find a competitive list price.
Additionally, we will work through your “net sheet” to determine what your return will be based on different sales scenarios, so you can make informed decisions about pricing changes during the sales process.
Setting Expectations.
We want to learn about your goals and we want to share ours with you. Balancing expectations upfront is important. Selling, and all the things that come along with it, can be stressful so we prioritize time to talk through what you can expect throughout the process.
The goal of these conversations is to identify timelines and realistic goals for your home sale, based on current market conditions, as well as your home’s condition. We will also review the terms of our agreement and strategies for optimizing your home selling process as we reach certain milestones.
Listing Marketing.

Your Home on the Market
Once we’ve done all the prep work we will get your home on the market. While your home is listed we will help you manage showing appointments, host open house events and review tactics to keep showing traffic regular and get your home sold. When offers come in we will review them with you, making sure you understand all the terms and are able to make the best decision about how you’d like to move forward with negotiations.
Managing Showings
We will host an open house for your listing the weekend before we open showings to the public. This allows us to walk through the home with potential buyers and highlight the best features. This also gives us an opportunity to collect feedback from potential buyers and agents before we go to market. Once your listing is live, we work to get eyes on your home and foot traffic in the door. This can be a hectic time so it’s important to remain flexible.
Keep your Home Show-Ready.
It’s important to make sure your home is always “showing ready” here are a few things to keep in mind during this phase of the process:
- Keep clutter to a minimum
- Always make beds and keep bathrooms clean (in case of last-minute showings)
- Have a plan for pets and kids in case of last-minute showings
- Make sure that valuables are put away for safe-keeping
Reviewing Offers.
Our goal is not to get you the fastest offer, it’s to get you the best offer. Once you receive an offer from a potential buyer, we will review it with you working through the financial implications, as well as the additional “asks” outlined in the offer. We are representing you and working to help you achieve your goals, and that means advocating for you and your family throughout the negotiation period.
Contract to Closing
We’re here to serve as your advisor and advocate for your best interest throughout contract negotiations. Once you have come to terms and accepted an offer we move onto the “under contract” period. During this time buyers have an opportunity to do their due diligence as they prepare to move towards closing. We'll help you navigate the home inspections and repair requests, home appraisal process and the various other steps required to ensure we get to closing on time with minimal stress!
Contract Negotiations.
Once you receive and offer on your home, we will work through contract negotiations to ensure that the terms of the agreement represent your best interest. These negotiations include things like:
- Price and closing timeline
- Items that convey
- Negotiating due diligence and earnest money deposit
- Negotiating repair requests
- Review and negotiate the home appraisal, based on the appraised value and your contract terms.
Under Contract Period.
While under contract, our job is to keep the process moving forward. We will be working to collect all the proper documentation from the various parties that are apart of your home sale. This includes:
- Financial documentation from the lenders
- Contracts and agreements from the attorney
- Required documents from the buyer’s agent
- Home inspection reports
Closing Day.
Closing day is finally here!
Once we’ve dotted the “i’s” and crossed the “t’s” on the contract terms, it’s time for closing. We will be at the closing table with you to answer any final questions and to celebrate the successful sale of your home.
